Custom Brick Grill Enclosures and Outdoor Kitchens in Des Plaines, IL

3D Brick Paving Co. designs and installs custom brick grill enclosures and outdoor kitchens built to Des Plaines soil conditions, rear-yard zoning limits, drainage pitch requirements, and the utility code changes that took effect January 1, 2026. Founded in 1972 by Gaetano D’Aiello and operating from 1000 Lee Street, the company carries Unilock Authorized Contractor status, ICPI-certified staff, and backs every installation with a lifetime manufacturer warranty and a 5-year unconditional labor guarantee.

Why Grill Enclosures in Des Plaines Need More Than a Patio Slab

A brick grill enclosure is heavy outdoor masonry sitting on moisture-retaining glacial clay. Des Plaines sits in the upper Des Plaines River basin where flat grades, dense glacial clay, and high moisture retention make that combination unforgiving. Clay limits water infiltration. During wet periods, the load-bearing value of saturated subgrade drops. Then winter arrives.

Water expands roughly 9% when it freezes. Trapped inside saturated clay, masonry joints, or rigid concrete pores, that expansion can generate localized hydrostatic pressure reaching up to 30,000 PSI. That pressure cracks poured slabs, spalls masonry faces, lifts bases, and shifts outdoor kitchen structures out of plane.

A segmented brick paver system distributes that movement differently. Individual units, sand-filled joints, and a compacted aggregate base spread load across the surface rather than forcing it to act as one rigid plate. For a grill enclosure carrying static masonry weight, appliance load, countertop mass, and freeze-thaw pressure across a 42-inch frost line depth, that distinction determines whether the structure stays level after five winters.

Des Plaines Rear-Yard Zoning Rules for Outdoor Kitchens

A grill enclosure layout has to fit inside the city’s hard-surface spatial controls before a single paver is ordered. Des Plaines sets these requirements for residential patios and outdoor structures:

  • Patios are permitted in rear yards only
  • Minimum 5 ft setback from all property lines
  • Minimum 3 ft separation from driveways or parking areas
  • R-1 rear yard coverage cannot exceed 60%
  • A patio cannot connect directly to a driveway or other hard surface; any connection must run through a diverging walkway
These rules affect where the grill wall sits, how the patio connects to the side yard, where the walkway routes, and how much coverage remains available for future work. The full rear-yard layout needs to be calculated as a single site plan, not assessed feature by feature.

Base Requirements and Why Des Plaines Bans Pea Gravel

Des Plaines mandates a minimum 4 inches of CA-6 compactable gravel under all residential hard surfaces and explicitly states NO PEA GRAVEL. For concrete work, the city also requires a minimum 4-inch concrete thickness poured with a 6-bag mix over the CA-6 base.

Pea gravel is rounded. Under the concentrated weight of masonry walls, cooking islands, and countertop slabs, it rolls instead of locking. That produces settlement, open joints, counter misalignment, and low spots around the cooking area. CA-6 angular stone and fines compact into a dense load-bearing layer that doesn’t shift.

Required Drainage Pitch

The finished surface must sit at least 4 inches below the top of the building foundation and slope away from the structure at a minimum of 1/4 inch per foot (Slope = Δh / L ≥ 1/4 in/ft). For a grill enclosure adjacent to a rear patio, that translates to:
Patio Run
Minimum Surface Drop
8 ft
2 inches
12 ft
3 inches
20 ft
5 inches
Drainage cannot cross onto neighboring properties. Getting this wrong on a rear-yard outdoor kitchen routes runoff toward the foundation, the basement, or the neighboring lot, all of which carry liability.

Des Plaines Permits and the 2026 Code Update

Residential grill enclosures and outdoor kitchen projects require a hard-surface permit through the City of Des Plaines Customer Self Service (CSS) portal. The application requires a current Plat of Survey showing the structure’s location, dimensions, and distances from property lines. Two inspections are required: a Pre-Pour/Base Inspection after the CA-6 base and forms are set, and a Final Inspection after completion.

Des Plaines adopted the 2021 International Codes and the 2020 National Electrical Code, effective January 1, 2026, following City Council action on December 15, 2025. Any outdoor kitchen that includes gas lines, electrical outlets, a built-in refrigerator, low-voltage lighting, plumbing, or fire feature tie-ins may trigger separate electrical, plumbing, mechanical, or fuel gas review under this updated code set.

Installation Process

1. Site and jurisdiction review

We confirm whether the property falls inside incorporated Des Plaines, unincorporated Maine Township, Buffalo Grove, or another municipality, since each sets different setbacks, permits, utility rules, inspection timing, and drainage standards.

2. Layout around zoning and coverage limits

We position the grill enclosure inside the full rear-yard hardscape plan, then check property line setbacks, driveway separation, walkway routes, rear-yard coverage, appliance swing zones, and cooking access.

3. Utility and safety coordination

We coordinate JULIE 811 utility marking before excavation. For kitchens with gas, electrical, low-voltage, plumbing, or appliance connections, we identify all permit and inspection requirements before rough-in work begins.

4. Clay-conscious excavation

We remove unstable surface material, organics, weak subgrade, and poorly compacted fill. Heavy masonry cannot sit on soft clay or loose fill.

5. CA-6 base construction

We install and compact the CA-6 aggregate base to the required depth to create a stable platform for the patio and grill enclosure.

6. Drainage pitch and foundation clearance

We set the finished surface to slope away from the home at the required 1/4 inch per foot and maintain the 4-inch foundation clearance.

7. Masonry and paver installation

We construct the grill enclosure, patio, borders, walls, and adjoining hardscape features to the approved layout, appliance specs, drainage plan, and inspection requirements.

8. Final inspection and cleanup

We prepare for final city inspection where required, then remove all construction debris through proper disposal.

Utility Coordination Before Excavation

Grill enclosure construction can require excavation for base prep, gas line runs, electrical conduit, drainage, footings, and appliance rough-ins. Illinois JULIE law requires notice at least three business days before any digging begins. JULIE coordinates utility marking for gas, electric, water, sewer, and communications infrastructure. A tolerance zone of 18 inches applies on either side of any marked line, where careful hand digging or vacuum excavation is required.

3D Brick Paving coordinates JULIE 811 utility locating before excavation starts on every project.

Right-of-Way Rules for Matching Paver Walkways and Aprons

Some homeowners want front walks, sidewalk crossings, or driveway aprons to match their outdoor kitchen paver surface. The public right-of-way can’t be treated as private property.

Brick pavers in the Des Plaines right-of-way require a License Agreement from the Planning and Zoning Division. Right-of-way work also requires the contractor to hold active city registration and an original signed $20,000 surety bond. 3D Brick Paving maintains active Des Plaines digital contractor registration and an active $20,000 public right-of-way surety bond for qualifying ROW work.

Unincorporated Maine Township Requirements

Not every Des Plaines-area address falls under city jurisdiction. Unincorporated Maine Township properties fall under Cook County Building and Zoning for building permits and the Maine Township Road District for right-of-way work.

Maine Township requires downspouts to discharge at grade to the front and rear of the property. They cannot tie into the storm sewer, pipe to the right-of-way, or discharge toward neighboring property. Any storm sewer installed in the township right-of-way must use PVC SDR 26 pipe.

For outdoor kitchen projects with pavilion roofs or overhead structures, downspout routing from those rooflines must follow Maine Township rules, not Des Plaines rules. A design that meets incorporated city requirements may need adjustment for unincorporated addresses.

Buffalo Grove Outdoor Kitchen Permit Planning

3D Brick Paving serves Buffalo Grove as well. The village charges a $100 residential patio/sidewalk permit fee, plus $100 for low-voltage and $100 for gas piping when applicable. Permanent outdoor fireplaces, outdoor kitchens, and grills require permits.

Buffalo Grove also regulates retaining walls by height: walls 2 ft and higher need a permit, and walls 4 ft or higher require design by an Illinois licensed structural engineer. For outdoor kitchens with grade changes, seat walls, cooking islands, or retaining features, those thresholds affect the design before excavation begins.

Floodplain and River-Adjacent Properties

Some Des Plaines homes near the Des Plaines River corridor, Allison Woods, or Lake Opeka may fall within floodway or floodplain controls. Under Des Plaines Title 14, no foundation expansion is permitted in a floodway. In a floodplain, a professional engineer familiar with Title 14 may need to prepare a topographic survey and supporting calculations before an outdoor kitchen or patio can be built.

We verify the property’s flood zone status before finalizing any layout near these areas.

Construction Hours

Des Plaines permits construction and demolition work from 7:00 AM to 7:00 PM Monday through Saturday and 10:00 AM to 6:00 PM on Sunday. Outdoor kitchen construction involves saw cutting, compaction equipment, and delivery coordination. We schedule all phases within these limits.

Frequently Asked Questions

Yes. A residential hard-surface permit is required through the CSS portal. The application needs a current Plat of Survey showing the structure’s location and dimensions. If the outdoor kitchen includes gas lines, electrical, low-voltage lighting, plumbing, or fire features, additional filings under Des Plaines’ 2021/2020 code set (effective January 1, 2026) may apply.
A patio must sit in the rear yard, stay at least 5 ft from property lines, and maintain 3 ft of separation from driveways or parking areas. R-1 rear yard coverage is capped at 60%. A patio cannot connect directly to a driveway or other hard surface; any connection must run through a diverging walkway.
Pea gravel is rounded and doesn’t compact into a locked structural base. Under the weight of masonry walls, countertops, and cooking appliances, it shifts and causes settlement. The city requires a minimum 4-inch CA-6 compactable gravel base and explicitly prohibits pea gravel.
Two inspections are required: a Pre-Pour/Base Inspection after the CA-6 base and forms are set, and a Final Inspection after project completion. We plan the construction sequence so the base is accessible and ready when the inspector arrives.
It depends on the specific designation. Des Plaines prohibits foundation expansion in floodway areas. In floodplain areas, a professional engineer may need to prepare a topographic survey and Title 14 calculations. We verify flood zone status before finalizing any layout near the Des Plaines River corridor or other low-lying areas.
Yes if your project includes gas lines, electrical, low-voltage lighting, refrigeration, or plumbing. Des Plaines adopted the 2021 International Codes and 2020 National Electrical Code effective January 1, 2026. Those components may require separate permit filings or inspections beyond the base hard-surface permit.
An HOA can enforce reasonable design, placement, and maintenance rules. It cannot, however, impose a blanket prohibition on native Illinois plants. The Illinois Homeowners’ Native Landscaping Act (765 ILCS 167) protects native plantings on owner-controlled property while still allowing reasonable rules on maintenance, invasive species, and encroachment. Submit to HOA review before construction starts, especially for visible patio layouts, grill islands, raised planting beds, or native border treatments.
Unincorporated Maine Township properties go through Cook County Building and Zoning for permits and the Maine Township Road District for right-of-way work. Downspout discharge rules also differ: Maine Township requires discharge at grade to the front and rear of the property and prohibits ties into the storm sewer or right-of-way piping. A design that meets incorporated Des Plaines rules may need adjustment for unincorporated addresses.
Yes, but right-of-way sections require a separate approval. Brick pavers in the city right-of-way need a License Agreement from the Planning and Zoning Division, and the contractor must hold city registration and a $20,000 surety bond. We manage this compliance path for qualifying projects.
